What foundation repair actually costs

Foundation repair jobs vary enormously because they combine several trades: piering to lift and support, drainage work to remove the cause, plumbing testing to rule out leaks, and often crack sealing or interior repair afterward. This calculator lets you set a per-pier price, add the common allowances, and see a planning range. It intentionally does not embed regional pricing, because foundation prices vary by soil type, access, and pier system in ways a national average would only mislead.

Get the engineering assessment first

A licensed structural or foundation engineer, working independently of the repair contractor, is the best money you can spend before signing anything. Their report tells you which walls are actually moving, whether it is settlement or heave, and how many piers are truly needed. It also gives you a document to check contractor bids against, which almost always saves more than the assessment cost.

Fix the water problem

Piers can lift a wall back to level, but if roof water still saturates the soil under the foundation, the movement returns. Regrading, extending downspouts, and installing a french drain are cheap compared to a second round of piering. Budget for the drainage work in the same project even when the contractor does not raise it.
